Roosevelt Gardens

Roosevelt Gardens opened in 1995 as a special care facility with 24-hour caregiver support. As new medications began to successfully suppress HIV and residents’ health began to improve, the need for health care support decreased. Roosevelt Gardens became a transitional housing program. Project Transitions opened Highland Terrace in 1998 and in 2003 introduced the Community Housing program to respond to an increase in need for transitional housing.

Burnet Place

Burnet Place opened in September 2024 as a 61-unit transitional supportive housing community developed by Project Transitions in Austin’s Brentwood neighborhood. The development combines studio and one-bedroom apartments with on-site supportive services and shared community spaces designed to promote dignity, stability, and connection.

Designed by Michael Hsu Office of Architecture and built by Lott Brothers Construction, Burnet Place reflects a trauma-informed, community-focused approach to housing. The project was recognized with a 2025 Texas Society of Architects Design Award, highlighting its impact as a model for supportive transitional housing in Central Texas.


Who We Serve

  • Homeless individuals of all ages living with HIV

  • Families with one or more HIV+ members that are experiencing housing and financial instability.

  • Homeless HIV+ women who face additional barriers (trauma, economic instability, prior incarceration)

  • Chronically homeless HIV+ individuals who also have disabilities

Comprehensive Support Services

Project Transitions provides affordable, transitional housing for HIV+ individuals and their families with wrap-around services by professional case managers. Every resident has a personalized transition plan to help them attain the skills and resources needed to live independently.  Staff also provides life skills training, relapse prevention, counseling, as well as educational and vocational guidance.

Contact the Project Transitions office at 512-454-8646 and ask for an intake appointment with one of our coordinators. A staff member will set up an appointment with you to determine if we can assist you at one of our transitional housing programs.
